Quick Update:

Last weekend I finally got a fresh Mitsu seal installed so far (fingers crossed) it is dry and no drips. I had to buy a de-burring tool which worked great too knock down the slight edge that had built up and was cutting the ***t out of my seals. The tool was pretty cheap and easy to use.
